How We Build

One playbook, $275K a unit.

California delivers this housing for $800K to $1M a door. Here is how the same building costs us a third of that.

  1. One repeatable unit. SoLa builds from a standard spec book: repeatable unit layouts, contractors who already know it, and fixtures we have proven across two dozen ground-up developments. The less we redesign, the less every door costs.
  2. Stacked on site. Some buildings are modular. At 6200 Broadway, 70 units built at Model Z's factory in Watts were craned into place in ten working days. Others go up conventionally from the same repeatable plans.
  3. Then it becomes itself. The units are the skeleton, never the style. The same stack gets a different skin every time: its own color and materials, balconies, retail, a mural by a local artist. Crenshaw Lofts and 5300 Crenshaw share the same DNA and look nothing alike.
  4. Leased and lived in. Florence & San Pedro was 100% leased within 23 days of its Certificate of Occupancy, at rents 37% above underwriting. In Los Angeles, demand is not the risk. Supply is.
